Tucson Home Buyers pay no agent fee when purchasing Tucson MLS listed properties. The structure of the real estate transaction is set up in such a way that the buyer's agent works in conjunction with the seller's broker to bring the transaction to a close. Since the buyer's agent provides a willing and able buyer, s/he has assisted the listing broker in the sale of the property.

The seller compensates the listing broker with a sale's commission for marketing the property and the broker pays the buyer agent a fee for presenting a willing and able buyer. This in no way means that the buyer's agent and the seller's broker are both working for the seller.

Many buyers believe the seller just raises the price of their home to cover the cost of the broker's commission. In reality, this is usually not true. The price of a home or other real estate is dictated by market conditions at the time of the sale. Also, any property funded by a lender will be appraised and the value of the property must be at or above the selling price, otherwise the loan would be denied.

So, the question has to be asked, why wouldn't a buyer use a personal agent representative in the home buying transaction?

  1. The agent searches for homes that meet the buyer's criteria and presents a list of the qualified homes for the buyer's viewing.
  2. The agent helps the buyer determine the conditions under which they will make an offer, and negotiates the price and details for the buyer.
  3. Once the contract is agreed to by both parties, the agent then follows the escrow closing process ensuring that all conditions of the contract are fulfilled and funding from the lender arrives on time for a successful transfer of the deed.
